Closet furnaces need a quieter, smarter replacement

Club West's row townhomes and villas are often built slab-on-grade, which puts the furnace and coil in a main-floor utility closet a few feet from the living room. The original single-stage blowers from the early 2000s were loud when new — and they get louder as they wear. Replacing that unit with a variable-speed ECM furnace drops the noise dramatically because the blower spends most of its life at low speed.

The catch is space: modern high-efficiency equipment and the larger evaporator coils required by today's SEER2 standards don't always drop into the original closet footprint. Getting it right takes custom transitions and careful venting — not a biggest-box-that-fits swap.

Noise a few feet from the couch

A hallway-closet furnace with a worn single-stage blower is disruptive. Variable-speed ECM replacements run quieter at low speed most of the day — the upgrade Club West owners notice immediately.

Tight closet footprints

Modern coils are physically larger. We measure the closet, plan custom sheet-metal transitions, and confirm venting and combustion-air paths before quoting, so there are no surprises on install day.

Townhome and villa association rules

Where an association governs exterior equipment or shared walls, we coordinate condenser placement and scheduling so the work stays compliant and neighbor-friendly.

Good to know

Club West HVAC questions

Why is my Club West townhome's furnace so loud?

Most Club West townhomes put the furnace in a main-floor closet next to living space, and the original single-stage blower runs at full speed every cycle. A variable-speed ECM replacement spends most of its time at low speed — the noise difference is dramatic.

Will a new high-efficiency furnace fit in my utility closet?

Usually yes, but it takes planning — today's coils are larger, and condensing furnaces need PVC intake/exhaust venting. We measure the closet and plan the transitions before we quote, so the price you approve is the price you pay.

Can a slab-on-grade villa get a heat pump?

Yes. The outdoor unit replaces your AC condenser and the indoor coil pairs with your furnace for dual-fuel heating. Qualifying units also earn the Connexus Energy heat-pump rebate (up to $1,000, verified July 2026).

Do I need a City of Blaine permit for a furnace swap in Club West?

Yes — mechanical replacements in Blaine require a city permit, which we pull as your contractor. See our Permits & Codes guide for how Minnesota permits and inspections work.

The bedroom above my garage is always cold. Is that fixable?

Common in Club West two-stories. Options range from airflow balancing to a single ductless head serving that room. We diagnose the actual cause before recommending equipment.
